Dawn Orbits is an experienced mortgage loan officer based in Waldorf, Maryland, with more than 13 years in the financial and mortgage industries. Her career journey — from loan officer assistant to branch manager assistant to loan officer — provides her with a comprehensive, full-cycle understanding of the mortgage process. This well-rounded experience allows her to anticipate challenges, streamline communication, and guide clients smoothly from application through closing.

Dawn specializes in VA, FHA, USDA, Conventional, and new construction financing. She is especially passionate about helping first-time homebuyers, as well as existing homeowners ready to take their next step — whether that means purchasing a new home, building, or refinancing. She believes a successful mortgage experience should be clear, organized, and aligned with each client’s long-term financial goals.

Prior to becoming a loan originator, Dawn built a strong foundation in high-volume operations and account management, where she developed expertise in coordination, accuracy, and client service. Those skills now directly support her ability to manage complex loan scenarios, maintain clear communication, and provide dependable support for both clients and real estate partners.

Dawn proudly serves Southern Maryland and surrounding communities and is actively involved with organizations such as Message of Hope, the La Plata Rotary Club, the Southern Maryland Women’s League, and the Southern Maryland Association of Realtors, including support for YPN and the Community Relations Committee.

Outside of work, Dawn enjoys time on the water, riding motorcycles, and making memories with her family. She and her husband, a retired 22-year U.S. Air Force veteran, have built a life centered on service, loyalty, and adventure.
