Dawn Orbits is a dedicated mortgage loan officer with 13 years of experience in the financial and mortgage industries. Her career path — from loan officer assistant to branch manager assistant and ultimately loan officer — has given her a rare, full-circle view of the mortgage process. That well-rounded perspective allows Dawn to anticipate challenges, create smart solutions, and guide clients smoothly from application to closing.

Dawn specializes in VA, FHA, USDA, conventional, and new construction loans. She’s especially passionate about helping first-time homebuyers, as well as current homeowners who are ready to take their next step forward. She believes a great mortgage experience should be clear, well-planned, and centered on each client’s long-term goals.

Before becoming a loan originator, Dawn built a successful career managing high-volume operations and key accounts, coordinating complex schedules, ensuring accuracy, and serving as a trusted point of contact. Those same skills now translate into detailed loan management, clear communication, strong partnerships, and reliable follow-through for her clients and real estate partners.

Proudly serving Southern Maryland and surrounding communities, Dawn is actively involved with organizations including Message of Hope, La Plata Rotary Club, the Southern Maryland Women’s League, and the Southern Maryland Association of Realtors, where she supports both YPN and the Community Relations Committee.

Outside the office, Dawn enjoys time on the water, riding her motorcycle, and making memories with her growing family. She and her husband — who served 22 years in the U.S. Air Force — have built a life rooted in love, loyalty, and a little adventure.
