Waterstone Mortgage’s Waldorf branch marks its tenth anniversary of serving homebuyers in Maryland and beyond 

On June 20, 2016, the Waterstone Mortgage branch in Waldorf, Maryland officially opened its doors with a simple but meaningful mission: serve the community with honesty, guidance, and dependable service.

Now, nearly a decade later, that vision has grown into one of Southern Maryland’s most trusted mortgage teams.

Led by Branch Managers Jeff Leadmon and Neal Tipton, the Waldorf branch has spent the last 10 years helping thousands of families navigate one of life’s biggest milestones — homeownership — while building a culture rooted in teamwork, trust, and community.

Building More Than a Mortgage Branch

“When we first opened, our goal was to build a branch that people in our community could truly rely on,” said Neal Tipton. “Not just for competitive mortgage options, but for honest guidance, education, and dependable service.”

From day one, the team set out to become a trusted local resource for homebuyers, homeowners, Realtors, builders, and referral partners throughout Southern Maryland and beyond.

That commitment to relationships has remained at the center of everything the branch does.

A Decade of Growth and Milestones

Over the years, the Waldorf branch has evolved significantly — growing not only in production, but also in experience, efficiency, and collaboration.

“By surrounding ourselves with some of the best managers, loan officers, and operations professionals in the industry, we’ve been able to refine our systems and processes into a well-oiled machine,” Neal said.

The branch reached major milestones during the busy mortgage market of 2020 and 2021, closing nearly 500 loan units totaling $150 million in 2020, followed by approximately 450 units totaling $140 million in 2021.

“Those numbers were something I never would have thought possible when we first joined Waterstone,” Neal said.

During that same period, four loan officers from the branch qualified for the company’s Top Producers Trip — a significant accomplishment that reflected the team’s growth and consistency.

But for Neal, the branch’s success goes beyond production numbers.

“Every loan officer who has joined us has gone on to do more volume with us than they had ever done previously,” he said. “That says a lot about the culture, coaching, systems, and support we’ve built here.”

What Sets the Waldorf Branch Apart

When it comes to mortgage lenders, the difference with the Waldorf team comes down to experience, execution, and people.

“We have a team with well over 100 years of combined mortgage experience,” Neal explained. “That depth of knowledge allows us to structure loans creatively, anticipate challenges, and guide clients and referral partners through the process with confidence.”

Combined with Waterstone Mortgage’s strong operations team and a reputation for closing loans on time, the branch has built lasting trust throughout the market.

A Supportive and Close-Knit Culture

If the Waldorf team culture could be described in one word, it would likely be "family."

“We are welcoming, supportive, and we truly care about one another,” Neal said. “Our team celebrates wins together, supports each other through challenges, and genuinely wants to see one another succeed.”

Looking Back — and Ahead

When asked what advice he’d give himself ten years ago, Neal didn’t hesitate.

“I would tell myself to trust the process — it’ll all work out,” he said. “Failures are not necessarily missteps. More often than not, they are stepping stones to future success.”

As the branch prepares to celebrate its 10-year anniversary, Neal says he’s most proud of the impact the team has made on families and the community.

“The production numbers are meaningful, but behind every loan is a family, a goal, a move, or a major life moment,” he said. “Being trusted to play a role in those moments is something we don’t take lightly.”

To commemorate the milestone, the Waldorf branch is planning a special anniversary celebration at the office, bringing together team members, referral partners, clients, friends, and community members who have helped shape the branch’s success over the last decade.

Having Fun: Q&A with Neal

If the branch had a theme song, what would it be?

Neal: Many people don’t know that my co-manager, Jeff, is also my stepfather. I owe him everything for exposing me to the mortgage business at an early age and helping shape my career. Given that he’s now in the twilight years of his career, I’d have to say the theme song from Succession may be appropriate — with a smile, of course.

What’s one office tradition or inside joke that has lasted through the years?

Neal: Every year, our office goes all out for Halloween. Over the years, we’ve done group costumes, costume competitions, and even trick-or-treating at local real estate offices. It’s become one of those traditions that really reflects our personality as a branch. We work hard, but we also enjoy having fun together.

What snack or coffee order has fueled the team for the last decade?

Neal: Jeff makes sure we are always well-stocked with the latest sweet treat from Costco, along with two jumbo containers of peanut butter. It may not be fancy, but it has definitely helped fuel the team over the years.
